  • Location (positive job / population growth, proximity to transport nodes)
  • “Renters of necessity” (work force / key worker)
  • Cure deferred maintenance and implement preventative maintenance programs
  • Execute strategic renovation / cap-ex programs
  • Achieve rental uplift through value add refurbishment programs
  • Implement Atlas management solution (retrain staff, reduce operating costs, apply new IT and marketing systems, resident profile upgrades, increase revenue)
  • Exit / capital event includes refinance, recapitilization or sale
  • Target minimum leveraged internal rates of return of 15%
  • Five to seven year typical investment horizon

The United Kingdom

Atlas Residential is actively exploring opportunities in the UK Private Rented Sector “PRS” where we believe there is significant unmet demand for American style management of apartment communities in key markets throughout the country.

The Typical UK Rental Offering is Sub-Standard

  • Poorly managed, low quality and deemed not transparent from residents point of view
  • Fragmented nature of the market currently makes it challenging for institutional investment to access suitable product
  • Limited number of property companies provide an opportunity for institutional exposure to rented residential property

Investing in the UK Market Offers Significant Upside

  • UK residential market is fundamentally and structurally undersupplied
  • Growing population and robust economy
  • The opportunity to develop a recognised “Brand” in a number of key UK cities and sub markets adjacent to transport nodes
  • The delivery of professionally managed on-site leasing, management, amenities and the application of institutional reporting requirements
  • Scope to aggregate institutional grade portfolio
  • Multiple exit options include single asset sales to yield focussed institutions, portfolio sales, an IPO and granular sale of units (condo conversions)
